

CONDOMINIUM CONVERSION INSPECTIONS
Applied Forensic Engineering, LLC (AFE) has extensive experience performing inspections for condominium conversions and due diligence inspections. Projects have ranged from large multi-building apartment complexes, shopping centers, high rise office buildings, and large hotels to simple duplex structures.
All condominium inspections and reports are performed in accordance with Florida Statutes 718.616, and Rule 61B-24.004 of the Department of Business Regulation, Division of Land Sales and Condominiums. 
Property condition assessments for pre-purchase due diligence vary depending upon lender requirements. They typically include interviews, drawing reviews, a walk-through visual survey of the property, and a permit/violation search. The report details the condition of the building and site components along with opinions of probable cost for both immediate and long term needs.
Our goal is to work with the developer, attorney, surveyor and lender to produce a complete report which complements their work product and keeps the developer’s cost to a minimum.
Extensive renovation normally occurs in most projects well after the inspection is completed. If these improvements are not included in the inspection report, the developer may have to contribute large sums to the reserve fund. By discussing these plans with the developer, we make allowances for these improvements in our report which reduces reserve funding and association fees along with eliminating the need of revisiting the site and revising the report, thereby saving money.
AFE uses realistic life expectancies for the various elements based on the life expectancy tables commonly used for Freddie Mac, FNMA and GNMA multi-family property transactions. This reduces the monthly maintenance and reserve costs.
